Visa and entry requirements

US passport holders can enter Armenia VISA-FREE for up to 180 days — one of the most generous allowances in the world for US citizens. Your passport must be valid for the duration of your stay; no specific return flight or accommodation bookings are required at the border. The 180-day allowance resets after departing and re-entering, making Yerevan an excellent long-term base. Armenia is NOT in the Schengen Zone, so your Armenia stay does not eat into any Schengen allowance — nomads use it as a Schengen-reset destination. Note: since 2022, a large Russian and Ukrainian expat community has settled in Yerevan, increasing demand for apartments and pushing prices up from their pre-2022 lows.

The 180-day reset makes Armenia one of the best options for long-term nomads who need to manage Schengen time. A quick border run to Georgia or Iran (or a flight to any neighbor) resets the clock.

Book short-term accommodation to start

Book a furnished apartment or guesthouse in the Kentron (Centre) district for your first 1-2 weeks before committing to a long-term lease. The area around Republic Square, Northern Avenue, and Cascade is the most convenient base for new arrivals. Expect to pay USD 30-60/night for a decent studio on short-term rental. Airbnb has a solid selection in Yerevan, and Booking.com lists many guesthouses and apart-hotels. For monthly rentals once you have settled, USD 380-550/month for a 1BR in Kentron is realistic.

Prices have climbed significantly since 2022 due to Russian emigre demand. Budget an extra 15-20% over what older blog posts quote.

Local SIM cards are also available from three operators at the airport arrival hall: Ucom (best for data speeds and coverage), Viva-MTS (strong urban coverage), and Beeline AM (cheapest). A local SIM with unlimited data for 30 days costs approximately AMD 5,000-8,000 (~USD 13-21). You will need your passport to register.

Ucom is the recommended operator for the best 4G/LTE speeds in Yerevan. If you plan to travel to rural areas or go hiking in the Geghard or Garni regions, Ucom maintains the most reliable coverage.

Private healthcare in Yerevan is available and affordable, but quality varies significantly between facilities. Carry international health insurance accepted at the better private hospitals. SafetyWing Nomad Insurance (approximately USD 45/month) and World Nomads are both accepted at major private facilities including Nork-Marash Medical Centre and Erebouni Medical Centre. Local Armenian health insurance is also available from about AMD 10,000-15,000/month (~USD 26-39) but may have limited English-language support.
